Somerville Home Sales Dipped Slightly in August

As home sales surged across the state in August, Somerville saw a sluggish month of sales.

Home sales in Somerville were slightly down in August compared to August of 2011, according to figures released Tuesday by The Warren Group, publisher of Banker & Tradesman. A total of 59 condos and single-family homes sold in Somerville in August, compared to 64 that sold in August of 2011, according to the figures. That represents a 7.8 percent decline. The trend in Somerville for most of 2012 has been increasing home sales, and on the year through August home sales were 38 percent higher than they were through August of 2011: In the first eight months of this year 410 condos and single-family homes sold, which compares to 297 sold in the first eight months of 2011, according to The Warren Group. Somerville Home Sales Continue to Increase in July

On the year through July, Somerville saw a 50 percent increase in home sales compared to the same period in 2011.

Home sales in Somerville were up again in July, according to figures from The Warren Group, publisher of Banker & Tradesman. A total of 81 single-family homes and condominiums sold in July, compared to the 63 that sold in July of 2011, according to the real estate information group. That's a 28 percent increase. On the year, home sales were also up in Somerville. A total of 351 single-family homes and condos sold through July. That compares to 233 through July in 2011—a 50 percent increase. It's important to note the figures do not reflect the number of two- and three-family homes in Somerville, which, together, represent about 51 percent of the housing stock in the city, according to numbers from a 2011 tax assessors report. Somerville Home Sales Up Significantly Through June

Home sales bounced back to 2010 numbers in the first half of 2012, according to The Warren Group.

Somerville Home sales were up considerably in the first half of 2012. According to figures from The Warren Group, publisher of Banker & Tradesman, 270 condos and single-family homes sold in Somerville during the first six months of the year. That's a 58.8 percent increase over the 170 condos and single-family homes that sold during the same period of 2011, according to the figures. June was a strong month, with 92 condos and single-family homes selling, compared to 61 in June of 2011. The first half of 2011 was particularly slow in Somerville, though home sales increased during the second half of that year. Somerville Sees Sharp Rise in May Home Sales

Home sales are up nearly 70 percent on the year, through May, according to The Warren Group.

Somerville saw a significant increase in home sales in May. According to  figures from The Warren Group, publisher of Banker & Tradesman, 64 condos and single-family homes sold in Somerville during May. That compares to just 24 that sold in May of 2011, a 167 percent increase. On the year through May, 180 condos and  single-family homes sold in Somerville, compared to 109 during the same period of 2011—a 70 percent increase. On the year to date, sales continue to be stronger in 2012 than they were in 2011.

The number of homes sold in Somerville leveled off in April after a strong beginning to the year. A total of 32 single-family homes and condos sold in Somerville in April this year, according to  figures from The Warren Group, publisher of Banker & Tradesman. In April of 2011, 34 homes were sold. On the year, home sales in Somerville are still up when compared to 2011. During the first four months of 2012, 117 single-family homes and condos sold; that number was 85 in 2011. First Quarter Saw Increase in Foreclosures in Somerville

Most of the foreclosures were completed in March. It's worth noting the number of foreclosures in Somerville is relatively small.

Somerville saw 5 completed foreclosures during March, which brought the total number of foreclosures during the first quarter of 2012 to 8, according to figures from The Warren Group, publisher of Banker & Tradesman. By comparison, there were 6 foreclosures in the first quarter of 2011 and only 1 foreclosure in March of that year. These numbers reflect what was happening statewide, according to The Warren Group. Across Massachusetts, there were 2254 foreclosures in the first three months of 2012, compared to 1677 in the first quarter of 2011. Somerville Home Sales Doubled in First Two Months of 2012

The city has seen a sharp increase in home sales through February.

In Somerville, 51 condos and single-family homes sold through the month of February, according to figures from the The Warren Group, publisher of Banker & Tradesman. That's nearly double the amount of homes that sold in the first two months of 2011, when 26 condos and single-family homes sold in Somerville. The largest jump has come from condo sales. There were 43 condo sales through February this year, compared to 21 during that period last year. Of the condos sold this year, 26 were sold in the month of February alone (compared to 9 sold in February of last year). More Somerville Foreclosures in Pipeline Through February

There have been twice as many initiated foreclosures in Somerville this year, but completed foreclosures are down.

Through February, there were fewer completed foreclosures—foreclosure deeds—in Somerville than during the first two months of 2011. That said, the city could be in store for an increase in foreclosures this year as foreclosure petitions, which represent the initial stages of the foreclosure process, have risen. Through February, there were 10 foreclosure petitions in Somerville this year, compared to five during the same time period last year. These figures come from the The Warren Group, publisher of Banker & Tradesman. Across the state, foreclosure deeds on the year were up to 1398 through February, as compared to 1050 last year, and foreclosure petitions were up to 2727, compared to 1487 last year. Home Foreclosures in Somerville Dropped in 2011

The drop in foreclosures mirrored a state trend, but the housing market in Massachusetts isn't out of the woods yet.

According to figures provided by The Warren Group, publisher of Banker & Tradesman, there were 38 completed foreclosures in Somerville last year. That compares to 56 completed foreclosures in 2010—a 32 percent drop. Foreclosure petitions, which represent the beginning of the foreclosure process, were also down in Somerville. In 2011, 58 foreclosures were initiated, compared to 119 in 2010. That's a 51 percent drop. These figures mirror foreclosure trends across the state. Completed foreclosures dropped by about 30 percent across Massachusetts in 2011 as compared to 2010. Similarly, foreclosure petitions dropped 47 percent. In a written statement, Timothy M.
