Somerville Home Sales Up in the Month of October

Though home sales are still down in 2011, sales seem to have rebounded a little.

Home sales in Somerville were up slightly in October, as compared to October, 2010. According to figures from the Warren Group, which publishes Banker & Tradesman, 36 condos and single-family homes sold in Somerville in October this year, up from 30 in October, 2010—a 20 percent increase. The Warren Group's figures do not include sales of two-family or three-family homes, which, together, represent about 51 percent of Somerville's housing stock, based on figures from a recent Somerville Board of Assessors report. On the year, through the end of October, home sales were down in Somerville by 15.47 percent, as compared to the same time period in 2010. Though down, it appears home sales have rebounded slightly over the past few months. …

Home Sales Fell Slightly in September

Home sales in Somerville dropped slightly in September, but remained more or less steady as compared to earlier in 2011.

In Somerville, sales of condominiums and single-family homes dropped by about 16 percent in September as compared to September of 2010. There were 37 homes sold in Somerville this September, according to figures from The Warren Group, which publishes Banker & Tradesman. That compares to the 44 homes that sold in September of 2010. In July and August, Somerville home sales rebounded a little from the steep decline seen earlier in the year. September's numbers, while slightly lower than those seen in 2010, weren't dramatic enough to reverse that trend significantly. Somerville Home Sales Rise for Second Straight Month

Home sales in Somerville were up in August but remain down for the year. However, the year-to-date drop in home sales isn't as sharp as it was.

Home sales in Somerville rose by 10.3 percent in the month of August, compared to August, 2010, according to figures from The Warren Group, publisher of Banker & Tradesman. That's coming off the nearly 54 percent increase in home sales seen in July, as compared to July, 2010. Taking into account sales of single-family homes and condominiums, there were 64 homes sold in Somerville in August this year. In August, 2010, 58 homes were sold. Home sales were still down 17.9 percent for the year, however. Between January and August of this year, 303 homes were sold, compared to 369 during that same period last year. Home Sales in Somerville Increased in July

More Somerville homes sold in July this year than in July of 2010, and sale prices remain higher.

Bucking the trend of previous months, July saw an increase in home sales in Somerville, according to numbers compiled by The Warren Group, publisher of Banker & Tradesman. Taking into account single-family homes and condominiums, 63 homes were sold in Somerville during July. That's nearly a 54 percent increase from the 41 homes that were sold in July 2010. The strong July numbers chipped away, a little, at the overall decrease in home sales seen in Somerville throughout 2011.  In all, 239 homes were sold in Somerville between January and July of 2011. Home Sales Down in Somerville, Mirroring State Trend

Midway through 2011, homes sales are down in Somerville by 35 percent as compared to 2010. Home prices, however, are up.

Midway through the year, home sales are down in Somerville, according to figures from The Warren Group, which provides real estate information and publishes Banker & Tradesmen. Through the end of June, 176 single-family homes and condominiums had been sold in Somerville in 2011, a 35 percent drop from that same period in 2010, when 273 single-family homes and condos were sold. Looking at June alone, traditionally a busy month for home sales, the numbers are also down. A total of 61 homes sold in Somerville in June. That compares to the 89 that were sold in June 2010. Somerville Median Home Prices Fell in January

According to new data from the Warren Group, median condo prices in Somerville fell nearly 29 percent in January compared to one year earlier.

Median condo prices in Somerville fell considerably in January compared to median prices one year earlier, according new data released by the Warren Group, publisher of Banker & Tradesman. According to Redfin.com, year-over-year multi-family prices in Somerville also fell, but less steeply. Median condo prices fell nearly 29 percent compared to January 2010 A total of eight condos sold in Somerville in January at a median sale price of $272,000 compared to 16 condos, which sold at a median price of $382,000 in January 2010. The difference translates to a 29 percent decline in median sale price. For broader perspective, condo sales in Somerville increased 5 percent to 415 in 2010 from 397 in 2009, according to the Warren Group. During that …
