Home sales in Somerville were up slightly in October, as compared to October, 2010.
According to figures from the Warren Group, which publishes Banker & Tradesman, 36 condos and single-family homes sold in Somerville in October this year, up from 30 in October, 2010—a 20 percent increase.
The Warren Group's figures do not include sales of two-family or three-family homes, which, together, represent about 51 percent of Somerville's housing stock, based on figures from a recent Somerville Board of Assessors report.
On the year, through the end of October, home sales were down in Somerville by 15.47 percent, as compared to the same time period in 2010.
Though down, it appears home sales have rebounded slightly over the past few months. Through June, home sales in Somerville were down by 35 percent, on the year. They were down 18 percent in August and September.

Across the state, the sale of single-family homes and condos was up by 1.3 percent in October, compared to October, 2010.
On the year, through October, home sales in Massachusetts were down by 12 percent, as compared to the same time period in 2010.
In Cambridge, home sales were up by 5.6 percent in the month of October, and down 5.3 percent on the year, through October.
In Medford, home sales were down 11 percent in the month of October, and down about 1.2 percent on the year.
