A total of 81 single-family homes and condominiums sold in July, compared to the 63 that sold in July of 2011, according to the real estate information group. That's a 28 percent increase.
On the year, home sales were also up in Somerville. A total of 351 single-family homes and condos sold through July. That compares to 233 through July in 2011—a 50 percent increase.
It's important to note the figures do not reflect the number of two- and three-family homes in Somerville, which, together, represent about 51 percent of the housing stock in the city, according to numbers from a 2011 tax assessors report.
How does Somerville compare?
The increase in home sales reflected what's happening across the state. Massachusetts saw a 29 percent increase in home sales in July of this year compared to July of the previous year, according to the figures.
The Warren Group said that July posted the highest sales volume for the month since 2005.
On the year through July, there's been a 25 percent increase in home sales—single-family homes and condos—across Massachusetts, according to the figures.
Cambridge: 148 single-family homes and condos sold in Cambridge in July, compared to 119 in July of 2011. That's a 24 percent increase. On the year, 593 homes sold through July, compared to 505 through July of 2011—a 17 percent increase.
Medford: 56 homes sold in Medford through July, compared to 46 in July of 2011, a 21 percent increase. On July, 286 homes sold in Medford through July, compared to 218 through July in 2011, a 31 percent increase.
